Whether you're booking your annual service, chasing a mystery leak, planning a full boiler replacement, or arranging landlord safety certificates for a portfolio of Swansea rentals — this page lays out the whole menu, what each job involves, how much it typically costs, and what to expect when we arrive.
We deliberately kept the service list short. It's better to be genuinely good at four jobs than average at a dozen. If your problem is boiler‑shaped and gas‑powered, we handle it in‑house; anything unusual (oil, LPG, biomass) we'll point you to a trusted specialist rather than fake expertise.
A proper manufacturer‑specification service, not a five‑minute glance. Flue gas analysis, seal integrity check, pressure test, condensate trap flush, expansion vessel top‑up and a written safety report you can hand to a warranty provider or a new buyer's solicitor.
No heating, no hot water, dropping pressure, F‑codes on the display, kettling noises, leaks, dead pumps and burnt‑out PCBs. Van stocked with the common parts across Worcester, Vaillant, Ideal, Baxi and Viessmann so most faults are solved on the first visit.
Combi, system and heat‑only replacements. Every install includes a mandatory power flush, a magnetic filter, a smart programmable thermostat, updated pipework where needed and a 10‑year Worcester manufacturer warranty on Greenstar boilers we fit.
Annual CP12 gas safety certificates for HMOs, single lets, holiday cottages and student houses across Swansea. Digital certificate delivered by email within 24 hours, or bundle with an annual boiler service for £110 all in.
An annual boiler service is the single most cost‑effective piece of home maintenance we know of. For less than the price of a weekend meal out, you keep your manufacturer warranty valid, catch small faults before they become expensive breakdowns in January, and lower your gas bills by keeping the boiler running at its rated efficiency.
Most manufacturers require an annual service to honour their warranty. Miss one, and a £900 heat exchanger failure at year six becomes a £900 heat exchanger failure you pay for yourself. We keep a digital record of every service so if you ever need to prove continuity, it's an email away.
The whole visit takes roughly 45 minutes on a healthy combi in a normal house. Older boilers, or ones that haven't been serviced in years, sometimes take longer — but you'll never be surprised by the invoice.
Boilers pick their moments. In Swansea's damp, salt‑laced winters, the phone lights up between December and February with the same handful of faults — low pressure warnings, condensate freezes, ignition failures and pump seizures after months of standing idle in summer.
Our diagnostic fee is £65 and it covers the call‑out, the diagnosis, and the written quote for whatever the fix turns out to be. If you go ahead with the repair, that £65 comes off the total. If we can't fix it that day because we need to order a part, we don't charge a second call‑out.
The repairs page has more detail on each of these including typical part costs. If you're seeing something not on this list, ring us — a two‑minute conversation usually tells us whether the fix is a five‑minute reset or a proper visit.
A new boiler is one of the more expensive things you'll buy for your home this decade, so it's worth getting right. We survey in person, size the boiler to your actual heat demand rather than a guess, and quote in writing with everything itemised — no hidden extras once we're on site.
The final quote depends on the boiler you choose, the size of your property, whether we need to move the boiler location, and how much of the existing pipework is salvageable. A typical three‑bedroom terrace in Uplands or Brynmill lands somewhere between £2,400 and £3,100 fully fitted; a larger four‑bed with a system boiler and unvented cylinder sits closer to £4,500–£6,000.
Not sure which suits you? The installation page walks through the differences in depth — build quality, hot water flow rates, warranty small print and the trade‑offs between them.
If you rent out property in Swansea — a single let in Uplands, a portfolio of student HMOs near the university, a holiday cottage on the Gower — the law requires an annual gas safety inspection by a Gas Safe registered engineer. We do these all day, every day.
A Landlord Gas Safety Record (formerly known as CP12) checks every gas appliance and every metre of gas pipework in a property. It's a legal requirement under the Gas Safety (Installation and Use) Regulations 1998 — non‑compliance carries unlimited fines and, in a serious case, up to six months' imprisonment. It's also the first document a tenant's solicitor asks for after an incident.
If you own five or more rental properties in Swansea we'll set up a schedule, keep a shared calendar of expiry dates, and charge £48 per CP12 as a rolling contract. We currently look after around 90 rental properties in Uplands, Brynmill, Sandfields and Sketty on that basis.
New tenants moving in? We can do the CP12 and hand the paperwork directly to your letting agent, so you don't have to be a middleman. Just give us the property address and the agent's email and we handle the rest.
Some jobs make sense to bolt on when we're already at your address. Others are useful to know we can do even if you don't need them today.
Full magnetite and sludge removal from your heating system using an industrial pump and Sentinel chemicals. Restores flow, warms cold radiators, protects new boilers. £380 for most homes; free with a new boiler install.
Nest, Hive, Tado or Honeywell — supplied and fitted, wired to your boiler, paired to your phone. Usually £120–£180 fitted depending on model. Included free on new boiler installations.
Fernox TF1 or Adey Magnaclean fitted to your system return pipe. Catches iron oxide sludge before it reaches your boiler's heat exchanger. £160 supplied and fitted, saves the boiler over its lifetime.
Swapping out old radiators for modern low‑water‑content ones, adding TRVs, balancing the system so every room hits temperature at the same time. Priced per rad — typically £90–£140 fitted.
Smell of gas? Ring the National Gas Emergency line first on 0800 111 999, then us. We arrive with an electronic leak detector, isolate the source, quote the repair. Emergency callouts prioritised.
Hob and free‑standing cooker installations — including the required stability chains, flexible hoses and safety certificates. £85 for a straight swap, £140 for a first fit with new gas run.
